Meet the Seller Decision Room
Turn Seller Options Into an Interactive Experience
The Seller Decision Room is designed to help you present multiple seller solutions in one professional, easy-to-understand experience. Depending on your business, this can include solutions such as:
One seller. Multiple solutions. One Decision Room.
Introduction Video
Your Playbook
Build It With AI Studio
Three Prompts. One Seller Presentation System.
The Seller Decision Room Playbook contains the three AI Studio prompts you need to build your system. You will use ChatGPT, Claude, Grok, or another capable LLM to extract and personalize the prompts one at a time. Then paste each completed prompt into AI Studio.
Do NOT paste the entire Playbook into AI Studio. Extract and use one prompt at a time.
Step 1 — Download the Seller Decision Room Playbook
Download the Markdown Playbook
Download the Seller Decision Room MD file. This is your master build playbook containing all three AI Studio prompts.
Keep this master file. You can reuse it whenever you build another Seller Decision Room.
Step 2 — Open Your Favorite AI
Upload the Playbook to an LLM
Open ChatGPT, Claude, Grok, Gemini, or another capable LLM. Upload the Seller Decision Room MD file. Then use the prompt below.
Step 3 — Use This Exact Prompt
I uploaded the Seller Decision Room Playbook. Give me Prompt 1 only. Before giving me Prompt 1, personalize it for my business, my seller solutions, my branding, and the way I present offers to sellers. Ask me only for information you truly need that is not already in the Playbook or our conversation. Do not give me Prompt 2 or Prompt 3 yet. After I complete Prompt 1 in AI Studio, I will return and say: Next.
Prompt 1 Must Be Personalized
Prompt 1 establishes the foundation of your Seller Decision Room. It should reflect:
Do not blindly use a generic Prompt 1. Make the Seller Decision Room yours.
Step 4 — Build Prompt 1 in AI Studio
Once your LLM gives you the personalized Prompt 1:
- Copy Prompt 1
- Open AI Studio
- Paste the prompt
- Let AI Studio build the first part of your Seller Decision Room
- Review the result
- Make sure your branding, programs, and seller terminology are correct
- Save / Publish the page or section before moving on
Save / Publish after each prompt. Build. Review. Save. Then move to the next one.
Finish Prompt 1 before moving to Prompt 2.
Step 5 — Come Back and Say “Next”
Extract the Prompts One at a Time
After Prompt 1 is complete, return to the same ChatGPT, Claude, Grok, or LLM conversation and type Next. The AI should then provide:
Prompt 2
Build Prompt 2 in AI Studio. When finished, return and type: Next
Prompt 3
Then receive Prompt 3. Build Prompt 3 in AI Studio.
Why One Prompt at a Time?
Easier to Build
AI Studio performs better when you give it focused instructions instead of one enormous build request.
Easier to Review
You can confirm each section works before adding the next layer.
Easier to Fix
If something needs adjustment, you know exactly which stage created it.
Build. Review. Next.
What Your Seller Decision Room Can Become
One Interactive Presentation for Every Seller
Once built, the Seller Decision Room can become the central place where you present a homeowner's selling options. Depending on your setup, sellers can compare:
Stop explaining every solution separately. Show the seller the complete picture.
Built for the Seller Conversation
Make Options Easier to Understand
Present complex seller solutions in a cleaner visual format.
Compare the Numbers
Help sellers see how different scenarios may affect their estimated outcome.
Adjust the Conversation
Use interactive numbers and scenarios when appropriate.
Let the Seller Decide
Give homeowners the information they need to evaluate the options that fit their goals.
Present Options. Explain the Tradeoffs. Let the Seller Choose.
The Seller Decision Room is not about forcing every homeowner into the same solution. It is about helping sellers understand the choices available to them and the differences between those choices.
When sellers understand their options, the conversation changes.
Best Practice
- Download and keep the master MD file
- Upload it to your preferred LLM
- Extract only one prompt at a time
- Personalize Prompt 1 before building
- Use AI Studio for each build step
- Review every page before moving forward
- Check your seller program names
- Verify calculations and assumptions
- Test on desktop and mobile
- Build a sample seller before using it live
- Never present estimates as guarantees
This Is More Than a Listing Presentation.
It Is Your Seller Decision Room.
Bring your seller solutions together.
Make the choices easier to understand.
Show the numbers.
Explain the differences.
Help the homeowner make a smarter decision.
